104-21 - Maximum Floor Area Ratio, Open Space Ratio and Lot Coverage for Residential Uses LAST AMENDED 12/5/2024 In Subdistricts A and C, the #bulk# regulations for #residential use# are modified in accordance with the provisions of this Section. For all #zoning lots#, or portions thereof, the maximum #floor area ratio#, #open space ratio# and #lot coverage# regulations shall not apply. In lieu thereof, the provisions of this Section shall apply. In Subdistrict A, the maximum #floor area ratio# for #residential use# shall be 3.44. However, for #qualifying affordable housing# or #qualifying senior housing#, the maximum #floor area ratio# shall be 4.13. In Subdistrict C, the maximum #floor area ratio# for #residential use# shall be 6.02. However, for #qualifying affordable housing# or #qualifying senior housing#, the maximum #floor area ratio# shall be 7.20. For #interior# or #through lots#, or portions thereof, the maximum #lot coverage# shall not exceed 70 percent. For #corner lots#, the maximum #lot coverage# shall be 100 percent. The provisions of Section 23-371 (Distance between buildings) shall not apply.
